Overview

We were brought in during Fall 2021 to address significant vacancy challenges at an office complex that was operating at just 29% occupancy, and we continue to partner with ownership today. Ownership sought a strategic partner to help stabilize the asset, improve performance, and reverse prolonged underutilization through a focused, long-term approach.

Who is Kennyology 101?

Located at the northwest corner of the Kenny Road office park, the Kenny Road Campus features four office buildings in a private, campus-style setting. The property offers signalized access for convenient entry and exit, along with seamless connectivity to State Route 315, providing easy access to surrounding business districts and regional transportation routes.

The Challenge

The property faced multiple structural and market-driven challenges that hindered its performance. The buildings were functionally obsolete, with aging systems, dated interiors, and inefficient layouts that no longer aligned with modern tenant expectations. In addition, the asset suffered from limited market exposure and low engagement from the brokerage community, resulting in poor overall perception within the market. These combined factors created significant barriers to attracting new tenants and competing effectively against newer, better-positioned properties.

The Solutions

In partnership with ownership, we implemented a long-term repositioning strategy designed to restore the property’s competitiveness and drive sustainable performance. Through targeted capital improvements, we modernized interiors, upgraded building systems, and enhanced site visibility to strengthen its presence in the market. Suites were reconfigured and subdivided to better align with contemporary tenant demand, creating more flexible and efficient layouts. Supported by strategic marketing, renewed broker engagement, and comprehensive property management, the property’s market perception and tenant mix significantly improved. As a result, occupancy increased from 29% to 100%, strengthening long-term asset valuation and overall performance.
